The PCC shall oversee, monitor and supervise the work carried on by the client on the Project to achieve thepre-agreed progress on the Project including assistance in cash flow management of the Project. This shall include :
Management of the Escrow Account set up for pooling the collections of the Project and using the same for Debt Service and Project Development, management of the Master Escrow Development Account which shall sweep out the cash flows for construction commensurate to development plan on a periodical basis
Verification of various the approvals from local competent authorities obtained by the Developer andreport any deviation from the approvals on the Project
In coordination with the client/ its architect, supervise the quality of the Project and coordinate the day today activities of the Architect and the Contractor during the course of the execution of the Project, thusassuring and ensuring the desired quality of the work
Closely monitor the sale of the units effected and ensure that the monies are deposited in the designated Bank account as per the agreement with M/s Strugence Investment Advisors LLP
Verify all costs and expenses incurred by the Developer beyond a sum of Rs. 1,00,000/- or as mutually agreed in writing and report the same to Strugence Investment Advisors LLP whilst ensuring that these areas per the agreed Business Plan
Issue compliance reports on the inspection made at site with regard to the work carried out by the Developer.
